The society said price changes in the capital's real estate market varied across districts and property categories. The pace of growth depended on property type, location, supply and demand, local characteristics and buyer behavior.

Its assessment drew on market price analysis, comparisons with previous periods, price differences between districts, feedback from market participants and specialists, survey findings, and supply and demand trends.

Calculations of district averages also took account of each area's share of the market and population factors.
